Arrival & departure
- Arrival is permitted any time after 12:00 p.m.; your site is yours until 11:00 a.m. on the day of departure.
- There is no waiting or staging area for early arrivals — guests arriving early must make off-site arrangements. You don’t need to notify us upon departure.
- Guests staying 30 days or longer must complete a monthly guest agreement and registration documentation prior to occupancy.
Temporary license / no tenancy
- All occupants are guests only. No landlord-tenant relationship is created; all stays are a temporary license for recreational-vehicle lodging and related services (transient recreational lodging, not residential housing under Texas Property Code Chapter 92).
- The park address may not be used for residency, driver’s license, voter registration, banking, school enrollment, government records, or official identification.
- Management reserves the right to refuse service, relocate sites, or remove guests for operational, safety, or rule-violation reasons — particularly those affecting the safety or quiet enjoyment of others — without refund.
Mail & packages
- The park does not accept, hold, or manage mail or packages, and the park address may not be used for mail delivery. Monthly guests should arrange an off-site mailbox or commercial mail service.
Payments, billing & taxes
- Monthly site fees are due on the 1st of each month; daily and weekly stays must remain prepaid.
- A valid credit card must be kept on file for the entire stay. The park is authorized to charge it for any rent, utilities, fees, fines, damages, cleanup, or outstanding balances during or after the stay.
- A $12/day late fee applies beginning the day after payment is due. Returned payments incur a $40 fee. Applicable lodging taxes are charged where required (long-term exemptions may apply under Texas tax rules).
- Failure to maintain prepaid status may result in utility interruption, amenity restriction, termination of stay, or RV removal/towing at the guest’s expense. No refunds are issued for early departure, eviction for rule violations, or unused prepaid time unless required by law.
Monthly screening & registration
- Monthly stays require background-check approval, vehicle and RV verification, and emergency contact information. Background-check fees are charged to the guest and are non-refundable; approval is at management’s discretion.
- Monthly guests re-register every 30 days (each 30-day period is a separate temporary stay). A minimum 14-day written move-out notice is required; failure to give notice may result in prorated charges up to 14 additional days.
Deposits, final billing & checkout inspection
- A $200 security deposit is required for extended stays and may be applied toward final electrical usage, unpaid rent, damage or contamination, trash removal or excessive cleaning, pet-waste cleanup, remediation, and rule-violation fines.
- If charges exceed the deposit, the guest authorizes the park to charge the remaining balance to the card on file; a damage estimate is provided for reference and charges are processed following inspection.
- Site inspections are typically completed within 3 days of checkout; final charges or refunds are generally processed within 7 days after inspection.
Utilities, Wi-Fi & infrastructure
- Metered electrical usage may be billed separately unless stated otherwise. Only park maintenance personnel may work on pedestals or park infrastructure; guests may not modify hookups, pedestals, sewer, water, or electrical systems.
- Complimentary Wi-Fi is provided as a courtesy and is not guaranteed; interruptions are not grounds for refunds. Power outages, weather, or utility failures beyond our control are not grounds for refunds.
- Guests are responsible for weather preparation, including freeze and surge protection and securing outdoor items.
RV condition & appearance
- Management may approve all RVs prior to move-in. RVs must be in good operational condition with no visible structural damage, leaks, excessive rust, broken windows, or temporary exterior coverings.
- Tarps and temporary coverings are not permitted unless approved in writing. External window A/C units and exterior-mounted appliances are not permitted; RVs must remain fully self-contained.
Site use, storage & maintenance
- Sites must be kept clean, orderly, and clutter-free. Hanging items, laundry, signage, or objects on gates, fencing, or park structures is not permitted.
- Fenced sites: guests maintain the yard weekly, including pet-waste removal; the park can provide yard service for an added fee (or perform it and bill the guest if standards aren’t met).
- Limited RV washing is permitted by bucket and sponge only (no hose washing). Decks, skirting, fencing, satellite dishes, lighting, and other exterior modifications require prior written approval.
Occupancy, visitors & children
- Maximum occupancy is 2 adults and 1 child per site unless approved by management. Visitors must depart by 10:00 p.m. unless approved.
- Children must be supervised at all times. Guests are responsible for visitor conduct. Subleasing, site transfers, and unregistered occupants are prohibited. No commercial/business use without written approval.
Conduct, noise & speed
- Speed limit is 5 MPH. Quiet hours are 10:00 p.m. to 8:00 a.m.
- Disorderly conduct, illegal activity, harassment, intoxication disturbances, or aggressive behavior may result in immediate removal without refund. Management decisions on safety, operations, and conduct are final.
Pets
- Maximum two dogs per site unless approved in writing. Pets must have current vaccinations, remain leashed (6 ft max), never be tied to trees or structures, and never be left unattended outdoors.
- Immediate waste cleanup is required (cleanup fees may apply). Excessive barking is prohibited and dogs must remain inside during quiet hours; aggressive pets must be removed immediately. Service animals as defined by law are permitted.
Vehicles & parking
- Maximum two vehicles per site. No parking on grass, roadways, or emergency-access routes; no inoperable, unregistered, or abandoned vehicles.
- Vehicle repairs are not permitted on park property. Towing complies with applicable Texas towing and property laws.
Safety, environment & firearms
- Sewer connections must be sealed and leak-free; improper dumping is prohibited. Trash must be bagged and placed in dumpsters — no bulk dumping, hazardous waste, or debris burning.
- Firearms must remain secured, unused, and compliant with Texas law (no discharge on park property). Fireworks, open burning, drones, BB/pellet/airsoft guns are prohibited. Generators require approval; grills and fire pits must never be left unattended.
- Emergency-access routes must remain clear; no soliciting. Guests are strongly encouraged to maintain RV liability and property insurance.
Liability & risk
- To the fullest extent permitted under Texas law, guests assume all risks of RV-park occupancy. The park, ownership, and staff are not liable for injury, theft, loss, or damage except where required by law, and guests agree to indemnify and hold the park harmless.
- The park is not responsible for weather, natural disasters, wildlife, flooding, freezing, power outages, or abandoned property. Property left after termination or nonpayment may be removed, stored, or disposed of at the guest’s expense.
- Management may enter sites for maintenance, inspection, emergencies, or operational needs. Rules may be updated at any time; the posted version governs and continued occupancy constitutes acceptance.
Cancellation policy
Daily & weekly bookings:
- 60+ days before arrival: a $45 cancellation fee, with the full remainder refunded.
- 15–59 days before arrival: half of the booking total is refunded; half is retained as a cancellation fee.
- 14 days or less before arrival: the full booking total is retained as a cancellation fee.
Monthly bookings (28 days or greater):
- 30+ days before arrival: a $45 cancellation fee, with the full remainder refunded.
- Less than 30 days before arrival: the first month’s total is retained as the cancellation fee; any excess is refunded.
Agreement to policies
By making a reservation, checking in, or staying on the property, you acknowledge that you have read, understand, and agree to comply with all rules and policies in this agreement, and you authorize the park to charge the card on file for all amounts owed during or following your stay (rent, utilities, late fees, damage, cleanup, fines, and other balances) until all final charges are resolved.
